In the capital and the suburbs, there are about 700 construction companies that offer to buy apartments in residential complexes and houses in cottage villages. Some entered the real estate market quite recently, others have already commissioned dozens of houses. We asked real estate expert Vitaly Kotenko who is leading the rating of the most reliable developers in the Kyiv region.

Vitaliy developed an author's methodology of 38 points that allows for a comprehensive assessment of a residential complex and created an online platform Bild.ua, where each new building is assigned a reliability index. At the beginning of 2020, "Build" experts checked 870 housing units. The expert works together with the team to expand and improve the methodology. Recently, an analysis of court cases was added, which will allow you to get a more complete picture of the reliability of the new building.

Rating of developers in Kyiv and the region by the number of completed projects

Among the construction companies of the capital and the suburbs, the maximum number of houses was put into operation by the company "Kyivgorstroy". Since 111, the developer has built 57 residential properties in 2010 housing complexes. The developer "Martynov" is in second place in terms of the number of finished houses. He has 84 commissioned houses in 3 residential complexes. The three leaders in Kyiv and the region are closed by the construction company "Intergal-Bud", which has built 2013 houses since 81 and another 48 are under construction.

It is generally accepted that the more residential buildings a developer has built and put into operation, the more reliable he is, but it is far from always so clear-cut. Some buyers prefer to contact a little-known company that builds the first residential complex at an affordable price, while others trust only large developers with extensive experience.

"The fact that the company has dozens of commissioned facilities does not mean that every new housing project will be successfully completed in the future. Even the "giants" of the construction market have difficulties and delays in construction, as happened in 2019 with "Ukrbud". And some young companies successfully build residential real estate ahead of schedule, says Vitaliy Kotenko. — That is why I urge all investors to thoroughly research the project before taking money for an apartment to the sales department."

Builde has developed its own way to form a rating of reliable construction companies. On this site, each inspected new building is assigned a reliability index, which reflects the result of a 38-item examination. Residential complexes with the highest scores are awarded green shields. The riskiest LCDs with a low index are marked with a red shield. If the new building is assigned an orange shield, it means that the examination received average points and you need to study the detailed report.

At the third stage, three developers were located at once - KAN Development, Group of companies DIM and Riel. Each of them has 3 new buildings with green shields.

"This rating may change, depending on the situation with a specific residential complex. For example, the court imposed an arrest - the new building will no longer be green, the developer has a long-standing building - the index in all residential housing companies will fall, - Vitaly Kotenko gives examples. The rating of housing developers can be compiled according to any of the criteria, whether it is the number of finished projects, awards or prizes. When choosing, the investor should rely only on the legality and reliability of a specific new building.
