The first question that appears to the future happy owner of square meters is a new building or a secondary one? Let's consider all the possible pitfalls of buying one or another real estate.

Spacious rooms, high ceilings, improved or free layout, modern finishing materials - this is exactly what attracts new houses. But the reality can be very different from the picture in the advertising prospectus. A significant part of new buildings is rented without finishing. The buyer receives an empty concrete box in which there is no electrical wiring, pipes, plaster and everything else. Meanwhile, how sale of secondary housing in St. Petersburg guarantees the buyer the availability of living space suitable for living. Investments in such an apartment will be commensurate with its value. The buyer of the first phase of a large residential complex, instead of a beautiful lawn and a playground in the yard, may get a multi-year construction. By buying an apartment in a new area, you can save some money, but, most likely, there will be no schools, kindergartens, parks and shops nearby. Infrastructure development will take time.



If the purchase is planned as the only home, then a new building will not be suitable, since the terms of delivery of the house may differ greatly from those declared by the developer. The move may take an hour or more.

Mortgage.

When buying an apartment with a mortgage, banks are more loyal to new buildings of accredited developers. The interest rate is lower than for secondary housing. Collecting documents is much easier, there is less risk of rejection of the transaction with an approved mortgage, there are no additional owners and decisions of guardianship bodies.



When buying secondary real estate with a mortgage, it can be complicated by the presence of minor children whose shares were bought out using the mother's capital.

Not all apartment sellers are ready to wait for the bank to complete the inspection of the apartment and approve the transaction. A decent option, at the very last moment, can go to a buyer who has the full amount available.

Secondary housing allows you to move in immediately after your purchase. You can choose a fully renovated apartment and live in it without additional investments. Near the house there will be shops, schools, parks, public transport and everything you need for a comfortable stay.

When buying a second-hand one, you should understand that every home has its own service life. If the house is quite old, then selling it after some time, if you suddenly decide, will not work without losing the price. Houses built in the 50s and 80s already require major repairs, and apartments in them will gradually become cheaper.

If you want to be able to choose a floor, plan the layout of the rooms, completely renovate to your taste, then the best solution would be to buy a new building with a free layout. Secondary housing will allow you to save money on repairs and allow you to move in immediately.
