Where is the demand for housing growing? In which cities of Ukraine do people buy apartments most often?

Despite the full-scale war and regular Russian shelling, Ukrainians do not give up buying new housing. However, 90% of the demand for primary housing is concentrated mainly in cities that are relatively safe from a military point of view. What's more, in such regions, the demand for new housing increased by 1,5-1,8 times - while in Ukraine as a whole it fell to 35% of the "pre-war" level.

OBOZ.UA was told by the sales director of the GAZDA Construction Company, Marianna Bigunets. She noted that Ukrainians prefer to buy new housing:

  • in Uzhhorod;
  • Chernivtsi;
  • Lviv;
  • Ivano-Frankivsk;
  • Zhytomyr;
  • Dnipro;
  • Vinnytsia;
  • Kyiv.

At the same time, she emphasized: the existing demand almost completely coincides with the real supply. That is, with the amount of housing offered for sale in facilities whose construction has not stopped since February 2022 or has resumed and continues without pauses.

"From the beginning of 2024, we can conclude that only things that are actively being built are sold on the "primary" market. Buyers are ready to invest in housing at the excavation stage only from proven developers who have been working on the market for a long time and have a good reputation," Bigunets said.

In general, she noted, the vast majority of buyers are interested in housing that is already ready for occupancy - that is, with repairs. Or which is in the final stages of construction.

The reason for this, according to her, is that Ukrainians have become more cautious. And that is why they do not intend to buy, even cheaply, housing in frozen objects:

  • "the terms of construction of which are, to put it mildly, "blurred";
  • the fate of the developers of which is in great question.
